Zoning: MIX-1 42 (Mixed Use)

Landscaping: Professionally landscaped areas with irrigation systems as approved by the plans

Exterior: Architecturally controlled exterior colours, materials and signage. Architecturally controlled and designed landscaping and irrigation

Interior: Interior walls finish taped and sanded, level 4 finish, exposed concrete floors,  and exposed ceiling metal deck. Demising walls to be 1 hr fire rated to the underside of the metal deck.

Height: Both floors approximately 12’-0” to underside of ceiling / roof joists

Sprinklers: Fully sprinklered building (Normal Hazard)

Floor: 4” Concrete slab on grade, second floor 4” concrete slab on suspended metal deck

Transportation: Existing access conditions to the site for vehicular movement and parking at grade will be retained to have no negative transportation issues or impact around the adjacent areas. We hope this will be acceptable to the Transportation Department.
